Welcome to Tropical Turtle STX. Below you will find essential information designed to ensure your stay at our Colony Cove Condominium vacation rental is both comfortable and enjoyable.

Time Zone: St. Croix, in the U.S. Virgin Islands, follows Atlantic Standard Time and does not observe Daylight Savings Time.
Tropical Turtle STX Information & Rules

The condo is designed to comfortably accommodate four adults. If you need a portable crib or playpen, it can be supplied for an additional charge. For information about extra guest fees, refer to the details below. A reasonable Cleaning Fee will be charged, and you will be notified of the amount of the fee during the reservation process.
Damage Deposit
For VRBO guests: the VRBO Damage allowance for this property is: $1000.00. This is the maximum amount that VRBO can charge back to your card if damage is done to the property OR if the electric bill exceeds allowances noted below in the Water and Electricity section of the Rental Rules below. This is a NON-SMOKING unit. Any smoking in the unit will incur an additional cleaning charge.
Payment
Currently, payment can be made via: Visa/Mastercard and E-Check. Please check with property manager about personal checks.
A partial Rental Fee payment is due at time of booking to secure reservation. Required deposit will depend on length of your stay and will be detailed during the reservation process.
Payments may be in either 2 or 3 installments, but full payment is due fifteen (15) days prior to your check-in date.
Cancellations
Cancellations that are made 60 days, or more, prior to the arrival date will incur no penalty and receive a full refund. Cancellations that are made within 30 – 59 days of the arrival date will incur penalty and will receive a 50% (fifty percent) refund. Cancellations made within 29 days of check-in will receive no refund.
Late arrival or early departure does not warrant any refund of rent.
Non-payment of rental monies by required due date(s) shall be considered cancellation of the reservation by the guest.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
Maximum Occupancy
The maximum number of guests for this unit at any time is limited to four (4) persons. For this stay, OCCUPANCY is described and limited to the number of persons listed on the rental agreement.
Exceeding the approved OCCUPANCY as noted in the Rental Agreement may result in forfeiture of rental money, and the entire party OR those in excess of approved occupancy may be required to vacate.
An additional charge of $10.00 per person per night for guests in addition to four (4) may be assessed.
Minimum Stay
This property requires a four (4) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than four (4) nights, the guest will be charged the standard rate.
Inclusive Fees
Rates include a one-time linen & towel setup and pre & post stay clean. Guests will be provided a “starter” amount of paper towels, toilet paper, dish soap and dishwasher detergent. These items are not necessarily meant to last for the entire stay.
Pest Control
Colony Cove schedules Pest Control on the last Thursday of each month. Colony Cove staff will enter the unit on that day. Guests are required to allow access for this service. Any charges assessed to owner due to denial of entry for this service shall be charged to the guest.
No Daily Housekeeping Service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate from Radio Hope LLC. They may be reached at 340-244-2278 or 340-228-3302 and must be arranged by the renter. In the alternative, there is a full-size washer and dryer available for use in the unit for no additional charge.
Towels, linens and beach towels are provided. Please make sure these are returned to the unit after visiting pool or beach.
Water & Electric
Water and electricity are both very expensive on St Croix. Please help us conserve by not running water or A/C unnecessarily. Please turn off A/C when you are not at home. A $300.00 per month WAPA (water and electricity) allowance shall be provided to guests staying over 30 days. A $100.00 per week WAPA (water and electricity) allowance shall be provided to guests staying under 30 days.
Should the WAPA bill exceed the above limits for any given stay, the amount in excess of the allowance shall be deducted from the held Damage Deposit or applied to Damage Allowance. Should the amount of the overage exceed the amount available to owner through a held Damage Deposit or VRBO damage allowance, guest shall be liable to the owner for the difference.
Damage/Reservation Deposit
This unit does not collect an upfront security deposit. However, guests are still liable for any damages or missing items during their stay. When booking through either VRBO or Air BnB, guests are informed and must acknowledge that they agree to be liable for any missing items or damage caused and that any damages will be a chargeback to the credit card on file.
To avoid a damage claim, guests must ensure the following:
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
Trash in excess of what fits in the kitchen trash can is taken to the dumpster, and soiled dishes are placed in the dishwasher and cleaned.
1 key is returned to the lock box, and any spare keys are left on the kitchen counter.
Unit is left locked.
No items are missing (this includes keys, TV remotes and AC remotes)
Any charges accrued during the stay are paid prior to departure. Such charges include but are not limited to:
Lost keys: $25 each
Lock out fee: $50 weekdays - $100 nights, weekends & holiday
Lost A/C or TV remote: $50 each
No linens are lost or damaged.
NO unapproved early check-in or late checkout.
Parking passes (if any) are left inside the unit upon departure.
The renter is not evicted by the owner (or representative of the owner), local law enforcement, condo management or the security company employed by condo management.
Power and water usage are within parameters stated above.

Note for Air BnB guests: Air BnB does not have a maximum on the amount a Host can claim as damages. Documentation of damage is submitted to Air BnB through the Resolution Center and handled by Air BnB.
Hurricane or Storm Policy
No refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
Sargasso Policy
The Caribbean Sea has been experiencing higher volumes of Sargasso sea grass in recent years. This sea grass can wash up and pile on the beach and create an unpleasant smell as it decays. It is most prevalent on the North and East side of the island. In large amounts it prevents enjoyable use of our beach.
The west end of the island has beautiful beaches that are almost always sea grass free. The Sargasso grass is most prevalent during the hotter months of late July – September.
This condition is unpredictable on a week-to-week and sometime even a day-to-day basis and something that is totally out of our control. As a result, unfortunately our current policy must be that we cannot issue refunds as a result of Sargasso.
Travel Insurance
We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.
Liability Statement
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or in its facilities. The Homeowners are not responsible for the loss of personal belongings, valuables of the guest or any items left behind at checkout. By reserving and accepting keys for this condo, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
All rental monies are non-refundable according to the cancellation policy above.
Any issues or concerns regarding the property must be reported within 24 hours of arrival to be considered for any refund or price adjustment. Examples include but are not limited to cleanliness, maintenance, general condition, etc. Issues reported after guest checkout shall not be eligible for compensation consideration.
Colony Cove Rules & Regulations
The following are the rules established by the Condominium Association in which Tropical Turtle STX resides. All guests must follow these rules. Violation of any rule, or any law, can result in penalties and/or eviction.
Pool Rules
The Pool is just one of the many amenities at Colony Cove. Visitors using the pool need to follow the rules and be respectful of other bathers at all times. The rules are as follows:
No lifeguard is on duty. Swim at your own risk.
No Diving.
Children aged 12 and under need to be accompanied by an adult (age 18 and over) at all times.
No glass containers of any kind are permitted in the pool area.
No loud, obnoxious, or dangerous activity will be tolerated. No running or horseplay.
Call 911 in an emergency.
Do not use pool when under the influence of alcohol or drugs.
No food or drinks are allowed in the pool water.
Persons failing to follow rules are subject to removal from the premises.
Pool hours are from 6 AM to 10 PM.
The use of the pool and pavilion is restricted to owners, tenants, and their invited guests.
The pool is not to be used to clean scuba gear.
Trash must be disposed of in proper containers.
No large flotation devices.
Quiet Time
As a courtesy to everyone, tenants are asked to keep noise to a minimum between the hours of 10 PM and 7 AM. Many people leave their windows open at night and even moderate noise from the sidewalks can be disturbing. Individual and/or group activities should at no time create excessive noise levels.
Galleries & Patios
It is very important to the owners at Colony Cove to maintain a clean and welcoming atmosphere at Colony Cove. To this end we request that the balcony and patio railings not to be used to hang wet towels, bathing suits, clothes, laundry, rugs, or any other articles in a manner that makes them visible from the garden, pool or beach areas.
BBQ's & Grills
Gas and charcoal BBQ grills are located poolside and are available for the use of owners and visitors on a first come, first served basis. For insurance and fire prevention purposes, gas, charcoal, or any other flame producing grills are not permitted on balconies, patios or inside the units.
No Pets
Pets are not permitted at Colony Cove. Accommodation is provided only for service animals or properly authorized ESA's and adhering to Colony Cove Association policy in advance of the guest’s stay at Colony Cove. Let us know at registration if you have a service dog, and we'll inform the Association to ensure your stay goes smoothly.
Parking & Common Areas
Park only in marked spaces. Obtain parking permits from front desk or Colony Cove office. Violators will be towed at owner’s expense. Vehicle service or repair work is not permitted in the parking lot, with the exception of emergency restart or vehicle removal.
Common areas such as stairs, landings, and walkways must be kept free and clear at all times. Personal belongings are not to be left in common areas.
Other General Information/Rules
Unit occupancy must conform to local fire and safety regulations. Units are not to be used for large social gatherings. Noise levels must not disturb guests.
Dispose of trash in designated bins and take bags to the dumpster by the entry gate to avoid bugs and odors. Only household trash should be placed in dumpsters.
Surveillance security cameras are employed to monitor the safety and security of buildings and premises. Additionally, a night security guard is stationed on site to further enhance overall protection.
Keys are issued by the rental managers. In the event of a lock-out, contact your owner or rental agent. Security guards do not have access to unit keys. In the event you cannot gain access and have unsuccessfully attempted to contact the rental manager, you must contact the Colony Cove Facility Manager, Kevin Elliott at 340-642-5087. You will be charged a $100 call out charge.
AED - Automated External Defibrillator is located at the front desk and is available at all times.
